Local SEO for Sacramento HVAC and Home Service Companies

HVAC6 min readAAntonie Lewis

Local SEO for an HVAC or home service company comes down to the map pack. When someone in Elk Grove searches "AC repair near me" on a triple-digit afternoon, a handful of businesses show up on the map before any website does. Your job is to be one of them, in the areas you actually serve, with enough reviews and proof that they call you instead of the next one.

Google says local results are mainly based on three things: relevance, distance and prominence. You cannot change where the searcher is standing. You can change the other two. This guide covers how, step by step, for HVAC, plumbing, roofing and other trades working the Sacramento region.

Step 1: Set up your Google Business Profile as a service-area business

Most HVAC and plumbing companies go to the customer, so Google treats them as service-area businesses. Set it up the way Google's rules say:

  • Hide your address if customers do not come to it. Google says to remove the address from your profile if you do not serve customers there. This matters a lot for home-based and shop-based trades.
  • List your service areas by city or ZIP. Google allows up to 20 service areas, and says the overall area should not be more than about two hours of driving time from where you are based.
  • Be specific. If you really work Sacramento, Elk Grove, Folsom, Roseville and Rancho Cordova, list those. Do not add Stockton and Auburn just to look bigger.

Then fill out everything: primary category (for example "HVAC contractor"), relevant secondary categories, services with short descriptions, hours, phone, website link and booking link. Google's own guidance is that businesses with complete and accurate info are more likely to show up.

Step 2: Build one page per service on your website

Your Google profile and your website work as a pair. When Google tries to judge relevance, a site with a clear page for "AC repair," another for "furnace replacement" and another for "heat pump installation" gives it far more to work with than one page that lists everything.

Each service page should cover:

  • What the service is and the common signs you need it
  • What a typical visit or install looks like
  • Your service area, in plain words
  • Real photos from your jobs
  • Reviews that mention that service
  • A tap-to-call button and a short booking form

Link each one from your homepage and from your Google profile's services. We break down the full site checklist in our guide to Sacramento SEO.

Step 3: Build real city pages, not copy-paste

If you want more jobs in Roseville or Elk Grove, a page for each area helps, but only if it says something true about that area.

Good city page content for a trade:

  • Neighborhoods and housing you work on there (older East Sac homes are a different job than newer builds out in Elk Grove)
  • Photos and short write-ups of real jobs in that city
  • Reviews from customers in that city

What does not work: twenty pages that are identical except for the city name. They do not help, and they make your site look low effort.

Step 4: Get reviews every week, not every once in a while

Prominence is partly about reviews. Google says more reviews and positive ratings can help your local ranking, and that replying to reviews shows customers you value feedback.

The fix is a habit, not a campaign:

  • Ask every finished job, the same day, by text with a direct review link
  • Make it easy for techs to ask in person while the customer is happy
  • Reply to every review, good or bad, briefly and like a person
  • Add every service to your Google profile so customers can pick the job they had (never script reviews or offer rewards for them)

A steady stream beats a burst of 30 reviews in one week followed by silence.

05 /

Step 5: Post photos and video of real jobs

Google lists adding photos and videos among its tips for local ranking, and customers browsing the map look at them before they ever click your site.

Make it a weekly routine: a few photos from the week's jobs, a before and after, a short clip of a new install, the crew in front of the truck. Real beats polished. A tech with a phone can cover most of it.

Step 6: Keep your name, address and phone consistent everywhere

Your business name, phone and (if shown) address should match exactly across your Google profile, website, Yelp, Facebook, the BBB, Angi, Nextdoor and any trade directories. Inconsistent listings confuse customers and make your business look less established.

Do a one-time cleanup, then check it whenever you change phone numbers or move.

Step 7: Time it before the season, not during it

This is the Sacramento part most competitors miss. HVAC demand here spikes with the first real heat wave, and furnace calls come with the first cold nights. Roofing calls jump when rain shows up in the forecast.

Local SEO takes weeks to months to build, so the work has to happen before the rush. Get your profile, service pages and review habit in place in spring for AC season, and in late summer for heating and roofing. We wrote more about this in why Sacramento HVAC companies lose leads online.

Step 8: Track calls, not just rankings

Rankings move around depending on where the searcher is. What you really want to know is how many calls, direction requests, form fills and booked jobs came from search.

At minimum, watch your Google Business Profile performance, Google Search Console and form submissions. Add call tracking if you run ads alongside SEO. A simple monthly look at these numbers tells you more than any ranking report.

Where Local Services Ads fit

Google's own service-area help page points businesses to Local Services Ads to find more customers. For HVAC and plumbing, these can sit above the regular map results. They are paid, not SEO, but a strong profile and lots of reviews help either way. Many home service companies run both.

What results can look like

Our clearest local search example is not an HVAC company. It is Elysian, a Sacramento tattoo gallery. Their average position across a grid of local Google searches moved from 9.4 to 3.9, reaching number one in Midtown. That came from a full system: a rebuilt site, content, paid social, local SEO and booking automation together.

The mechanics are the same for a trade: a complete profile, a real page for each service, steady reviews and real photos. What changes is the search terms, the seasons and the service area.

No one can guarantee rankings. Google says there is no way to request or pay for a better local ranking. What you can do is make your business the most relevant and best-proven option in the areas you serve.

Questions people ask

How do HVAC companies rank in the Google map pack?

Google says local results are mainly based on relevance, distance and prominence. HVAC companies improve relevance with a complete Business Profile and a page for each service, and prominence with steady reviews, replies, photos and consistent listings across the web.

Should a home-based HVAC business show its address on Google?

No, if customers do not visit it. Google tells service-area businesses to remove the address and list up to 20 service areas instead, keeping the overall area within about two hours of driving time.

How long does local SEO take for a Sacramento home service company?

Usually weeks to months, depending on competition, your starting point and how consistently reviews and content come in. That is why the work should start before peak season, not during it.
